Do not be in a hurry during the act except you want to give the contractor the impression that you both should just end the negotiation because he is far from what you can afford. This can also make him reduce the price if it is within his capacity.

It may look awkward to cry at the negotiation table but something close to that would be nice. Make the seller know that you are not rich. Instead of telling him how you hope your company will be in the next few years, tell him you are borrowed to start it up.
