Different associations are formed each day to cater to some new kind of problems. The homeowners association first came into existence during the nineteenth century. The first people who came up with the idea of forming such an organization were the land owners of the time following a number of reasons. One of these reasons was the fact that it was easy and fast to access to the highways more and more people were now able to come into the cities. Basically how the whole thing works is that it grants certain privileges to the developer. You would be first required to join the association. By joining, you would be put under certain restrictions; thus, limiting your choices.

This association has a mandate to enforce levies on residents. If authorized they can issue out fines on defaulters. However, the owners have the power of defending themselves against such penalties. They can do this by suing the association for violation of contract. The leaders heading the associations can be either by the board or be elected by the members of the respective associations.

These kinds of associations are formed to perform certain vital functions. One of them being for marketing purposes. They can do this by inviting potential buyers into the neighborhood and selling their reasons to try and convince them to buy the homes.

Safeguarding the rights of residents is another role played by such institutions. There are many problems that trouble residents and it is the sole responsibility of such organizations to make sure that such issues are addressed to. They are also supposed to make sure that all the interests of owners are put into great consideration.

Lastly, is making sure that the owners have all the access to certain services, which may include garbage collection services among others. Apart from this, they are also supposed to make certain that all the residents receive all the amenities. This is important because they help safeguard the property value, cater to the needs of its residents as well as promote marketing.

As seen above, the benefits to be enjoyed are numerous. However, they depend with the organization in terms of how they carry out their business.
